A structural shift is unfolding in Prague’s residential property market. Driven by a long-standing deficit in family-sized developments, the per-square-meter price of large apartments is rapidly approaching that of small, investment-focused units, a segment that has traditionally held the highest valuation per unit of space.

5+kk unit prices: Large 5+kk apartments now average CZK 184,866 per m².

Overall market average: Asking prices for new Prague apartments reached CZK 182,000 per m² (VAT included), marking an 8.2 percent year-on-year increase.

Declining supply of large units

In recent years, developers have increasingly prioritized smaller properties. Because small units sell faster and align well with investor demand, the pipeline for family-sized housing (4+kk and larger) has contracted. As availability shrinks, scarcity is driving per-square-meter valuations higher for large multi-bedroom properties.

Heightened competition for family homes

While real estate developments continue to cater to investor demand for small units, the supply of multi-room family apartments remains chronically constrained. As a result, families seeking new-build housing face intense competition over a dwindling pool of listings, consolidating large units into one of the scarcest real estate categories in the city.

Drivers behind price growth

Overall price appreciation across the new-build sector continues to be fueled by structural constraints, including lengthy and complex permitting procedures, a limited volume of new projects entering the pipeline, elevating construction expenses and tightened capacity across the construction sector.

Evolving buyer behavior

Despite sustained price growth for new developments, market dynamics show signs of shifting buyer caution. Prospective purchasers are taking longer to evaluate transactions, with an increasing number choosing to delay decisions as they navigate high valuations.
